The best thing to do is look as locally as possible. 

Looking to break into the local market with Multifamily homes.

Just connect with those doing deals and go to the local RE forums.

Sam - we are putting a list of local property managers in markets around the country together for exactly this reason. 

I really got to know the niche as a local investor.

I have a home I bought in AL that's on section 8 right now at a purchase price of 72k (loan 57k) after down payment. local banks it's easier for them to finance it.

While I've been doing research, I would appreciate a local's hands-on perspective on the state of the market and potential areas to target.

Unless, like Bill suggested, there is some kind of local restriction on the property usage that you have been unknowingly violating.
