I eventually settled on Atlanta for the reasons previously mentioned and also because I found property managers/agents at Excalibur Homes to be extremely responsive and helpful.I did a lot of searching for homes, I made my own excel sheet with formulas to plug in numbers on properties.

I read Brandon Turner's articles on Renting your House and Tenant Screening: Ultimate Guide (excellent resources), and feel more confident in going ahead and marketing the rooms for rent. 

Dinning experience along with its excellent service with its ambience fit for the Bachlor and Bachlorrette show are becoming more creative with eco conscious cuisines and flavorful coctails.  

The amount of med tech in the area is booming and only increasing over time (other industries as well)Again, no first hand experience, but I think Durham is in desperate need of more Airbnb listings and the timing would be right to get some credibility on the platform before things take off even more.

We have two other apartment complexes that we have already stabalized and are currently experiencing excellent cash flow and are yield deals.

I can vouch for Priyanka Johri as an excellent investor-focused realtor/broker on the north side of the Houston area, covering The Woodlands, Spring, etc.  

It explains excellently. 

There are rental property calculators on BP, the web or you can make one in excel.  

I did use Cameron's  Proof of funds letter that helped give me some credibility for foreclosure deals.
