We offered $20k with my estimate of $50k in renovations, which for this one I will do myself (with some help from friends and family).

Both can be pricey, so an alternative is to ask a friend or broker with access to let you hop on and collect names and contact info for 20-30 minutes.

Ultimately if you don't sell and someone (family, friends, siblings, etc) inherits property, and they decide to sell later, they pay capital gains tax based only on the value of the property as of the date of death.

Make some friends with private investigators or people working in collections.
