From listening to a fair amount of episodes from the BP Podcast and reading a couple of books, I am thinking my best option to get started would be by using an FHA Loan because of the low down payment.

Its as if you are making a payment from the corp to yourself and it is considered a cost of operations?

Bounced check penalties, late payments, trash or debris left in the yard, etc. 

Some of the potential buyers don't have the money for a down payment or they don't want to spend the money for a down payment because they wouldn't have money to remodel the building to their tastes/needs.  

I am considering using a 401k loan to supplement my cash on hand for down payment and initial reserves (for a 4 unit investment property).  

I bought a house this past May, and haven't had to put any money into the mortgage because of the room mates I have with me -they're paying under the market rate for this living situation, which covers the mortgage and another principle payment every month. 

I dont take partial rent payments, so if one roommate cant pay rent, everyone gets evicted.  

Have you looked at refinancing to lower your mortgage payments? 

- Would 20k in cash be enough for a down payment and all closing costs etc for either of these loan types if I were looking for a multi-fam in the Portland, OR area?
