If you assume that worst case scenario -- and take action based on it -- you should be fine.

If you put $15k in (down payment and closing costs) that would give you a CoC return of around 8% based strictly on cashflow.Everybody's criteria is different.  

I'd like to hear more on this 15 vs 30 year loan based on my goals, I'm still pondering....

I'm an investor based out of Kenosha.

The area seems to be a stable economy that is supported by the Air Force Base  that is near by as well as some industrial type companies.  

So, I decided to use this as my base line.
