They did make up rules as they went along because lender #3 (we dropped him) cut the qualifying income by 35% based on pandemic k1 losses but lenders #1, and #2 did not count them at all since capital ownership was <20%.

@Evelyn Allasi I understand your logic when considering the area, but the University created a lot of housing over the past decade that put pressure on people with houses that they had marketed to students.

I can count on 1 hand the number of reservations made more than 7 days in advance.

Even if you do get that LOC you really need a local you can count on and knows what they're doing.

Hello, I know this can be a very touchy subject due to fair housing laws but I just bought a property and one of the tenants wants to move to another floor and use RAFT, now I know I cannot deny them housing due to RAFT alone but they are applying because they told me they cannot come up with first last and security, I know RAFT will cover that but I am wondering what downsides are there for instance can RAFT enforce rent control or is it even more difficult to evict people who have applied.

People say RE investing is ONLY about numbers, but in reality that's just not accurate in my opinion.
