Because of the Central State Complex(new houses around 200-300K very close to here), there are some flips that are being sold at 150-179 range in Hawthorne(so an appraiser might see those comps maybe). 

Normally I look for an income of 3x rent, but I'm not sure how to apply that to the last year given how abnormal 2020 was.

Looking in central NJ, the prices can reach 600,000$ for a 3-4 unit were looking for.

Would need to have a good team in place (at least property manager) to make sure it runs well, but definitely finding 10-13+ cap properties which are I haven't found a ton of in Central Wisconsin and Fox Valley areas
