<3I have a bunch of random thoughts, questions, & scatterbrained ideas regarding building an ADU that I'd love some guidance/feedback on if anyone is willing or has knowledge/expertise on! 

We learned early on that:-3 of the 6 buildings are in a flood zone-the current owner has a loan, this lender doesn't require flood insurance-1 building took on a little water at one point during the 12 years the seller has owned the complex. 

I am looking for some tips on building capital for an FHA loan, as well as some tips on networking with other investors and to possibly find a mentor.

Our goal is to build a portfolio of rental properties and work towards financial freedom together.We’re eager to learn from all of you, gain valuable insights, and connect with fellow investors. 

I personally think it's easier to get a general contractor's license (especially here in Chicago - it's almost sad how easy it is), but that just means there are a lot of bad contractors.Almost all states require architects to take a state licensing exam and need to have a bachelors degree in similar field to even take the test.I found for me, if I can just find people who are really good at what they do (and enjoy it) I can let them do that and I can just focus on finding deals and building the team.  

I'm just beginning my journey in real estate with a goal to flip properties and build a portfolio of rental properties.

One thing we have done was to offer amenities that carry high value in the area and build these costs into our rental agreement.

I've learned you cannot trust the media with the storms as they sensationalize everything. 

We are closing soon on a multi use building, we plan to live in the apartment but it needs a complete rehab.

If you already manage your 4 properties, you can build on those systems you already have in place and offer your services to other landlords and investors.
