@Bill Brandt first, if you are using year ago data to compare, you will certainly miss the turn and only identify the shift in the market in the past not in the present.

If someone can cash flow on this I need to know what I’m doing wrong because at $300k/door (and a huge property tax bill as a % of rent) I couldn’t make it work and I have the scale (2000 units within 10 miles of this one) that should make it easy.
