In keeping up with my score on Credit Karma, yesterday I had the shock of my life ... my score dropped down to 634 within the past 2 weeks :(  I let a cell phone bill of $98 hit my credit report, which I believe caused the dive (paid it off yesterday).

@Daniel DietzPerhaps you can have Frank put the 300k down and take out a 300k loan to purchase the property and then shortly thereafter cashout refinance it  at 75%ltv (450k).This would allow you to return 150k to Frank.By structuring the transaction this way, Frank will have access to the cash he wants while enabling him to defer taxes on the whole 300k.I believe this would be a permitted transaction but I'm not an expert on 1031 so you should definitely double check with @Dave Foster.

I can't pull up the reports right now, but I believe it was around $1200 for both builders risk insurance (I think that is what they called it) and flood insurance.

JulieLot  161k  escalator clause lot listed at 140k  3 offers highest and best I put my escalator in there for 1k over the next competing bid.. and I do believe since we bought and built the two across the st.. everything being equal the buyer knew we were capable and would close without heartburn240 ish to build  1700 sq ft...  20k soft cost  capital tax's insurance  bring us in at about 420k...
