This is awesome Ben and when done right, is the type of investing that creates stronger and better communities.

It may sound dramatic and needy, but that is how I see it.Given this, it should make some sort of sense that I must force my way to create relationships and value from the smallest of openings - if I am to create a environment where I feel good about my place in the world.

They will create their own opinions of the property from the minute they drive up to the house.  

By doing just that, you'd be able to easily create a team who will be your core four to your real estate investments helping you reach your goals.

This will keep them from driving you crazy with nonsense items that so often come up or things that they have created anyway.  

Take that into consideration when negotiating with the tenant.I would tell them they have two choices: pay me 75% of the amount owed and I close their account, or they go to collections and pay the entire amount.If they refuse to pay you, send them to collections.
