Hey @Nicholas MannSubmit your offer along with:-comps-pre-approval letter-proof of funds-proposed date of inspection (if applicable)-attorney info (to show you're ready for the contract phase)Offer price doesn't always dictate a strong offer, its showing them that you are serious and ready to move forward.That being said, if you know this could sell for 520K and that # makes sense to you, I wouldn't go too far below that # in hopes of getting a counteroffer.Best of luck to you moving forward!

I could do it myself or hire anyone.So basically removing the tank is cheap and it only cost the permits on top off what I had in mind anyway.I'm having the seller fix most items in the CO inspection some I had already seen and planned to pick up so no big deal.

I'm concerned my place won't "pass" an inspection even if the leak doesn't come back because there are streaks on the outside of my unit with evidence of the leaking roof.

If she fails to return the key at move out, charge her to rekey the locks and take it out of her deposit.If she's leaving the place empty for 6 weeks, I'd find a reason to do an inspection part way through-just give 24 hours' notice.
