If you really hate to lose one of the month-to-month tenants you could offer a financial incentive to the new guy to terminate the lease and see where that goes.It sounds like your need to occupy one of the units was not communicated to the seller.

A couple of others that I have found on YouTube, if it is available to you are Tai Lopez, PatrickBetDavid that has a daily thing plus many articles about entrepenuers, Grant Cardone that gives weekly seminars about real estate investing and he owns about 4,000 units, and he says not to buy SFH's for renting, Lance Edwards that got his start from home while having a W-2 that he hated and is now rich and teaching how to start off with small MF without any experience, and book reading from top selections by many.
