@Jay Hinrichs, sorry you feel that way, but the door remains open for your comments.Getting back to the Topic discussion, another way is to offer the buyer agent a 12.00% interest rate of return to loan the entire 3 Points buyer agent commission.

Seems like the units would probably rent for around $1200, which would pay the majority of my mortgage for both sides and I could live nearly rent free in the other unit or rent it out if I wanted to remain in my current home.

I buy for $200,000 sell down the road for $450,000 I pay father $200,000 to cover the $400,000 and pocket remaining $50,000.The utilities are split, I can get $800 a month for rent per unit and rent 2 garage stalls for additional income, though I would occupy one unit for at least 1 year.

However, with the right connections and/or websites, you could probably get that (or close to it) anyway.One option, since there are always advantages and disadvantages whether you're licensed or not, is to talk to your husband and see about one of the two of you getting your license while the other remains unlicensed.
