DIY refinishing wood floors
I will be repainting a 1 bedroom rental unit to make ready for a new tenant at the start of next month. There are wood floors in the bedroom and living room that I will be refinishing.
This unit is rented close to the top of the rent range, although not as high as some due to its location on the edge of a desirable neighborhood and some outdated (although in good condition) finishes such as cabinets and countertops, laminate kitchen floor. But it is priced aggressively and always rents quickly.
I've always preferred the least-glossy finish for my own homes. On the other hand, my Dad says that tenants always give the "wow" factor for the shiniest floors, and they hold up better over time.
I will be sanding and applying 2 coats. Please give your input on sheen as well as any other tips you might have. Thanks!
