The complex and area wasn't the best, but I would be 7 miles from Manhattan Beach and share the same weather with those $3 million houses. 

@Steve Vaughan  one thing for certain once people understand how safe it is to own rentals in East Wenatchee there is going to be a huge run.. no forest fires maybe a grass fire and of course some blowing dust and sand.. but other than that one of the safest places to be for any kind of negative weather events. 

I know that a renter wont ever think about the gutters, but at least I will have SOMETHING to help which I am forecasting to be better than what I already know doesn't work; clogged gutters.

I think when the next Great Recession hits I will weather the storm.  

I could afford to buy it off the rental income I get BUT the weather is what stops me.

If you're looking at investing for retirement and that's 20 years down the road it's hard to discount long-term appreciation, rent growth, relatively mild weather, and proportionally lower property taxes.  

Do you guys have any local economists who do forecasting?  

@Scott L.Sarnia is a great city to live and work, but you do have to put up with some cold winter weather.  

I'll have to recheck the original report on weather it was the washer itself or the connecting pipe.

Looking for what has worked well for more experienced investors to ensure I'm accurately forecasting.
