Place a couple of fliers and cards in around the home, as well as have open house with their cookies and lighting candles making the house smell like vanilla wafers, blah, blah, blah...

Still can't hold a candle to the areas outside of Columbus, but still it isn't too bad. 

No hibachis within 10 feet, 1 car only, guests park on street, no shoes on hardwoods, no grease down drains, no noise after ---, no guests more than x days, no pet sitting, no non operating cars, water the lawn, responsible for all unsubstantiated repair calls, no solvents, no cleaning your motorcycle in the living room, no candles, no drying your fish on the roof, no couches on the front lawn, no blocking furnace vents you dumb axx, no materials with x feet of furnace, no alterations of any kind, etc etc

If this is a rental I would spend the money to diamond polish the concrete and then it just needs waxed once every six months to a year.

I'd ask the attorney what would happen if I:-invited sex offenders, felons, amd gangsters to come party in the yard near the ADU where the tenant has to walk past on a regular basis-spray painted all the windows on the ADU black to save on cooling costs, make it more california eco friendly-got some of those nonstop-barking dogs, the kind that bark if the moon moves too fast or the leaves rustle too much-turned off utilities to the ADU-painted the whole ADU with images of Satan and 666, sat in the yard lighting candles with a bunch of people who looked like Marilyn Manson, doing sayonces every night by the ADU-built a tall flight of stairs up and down at all doors to the ADU. 

(Neither of them hold a candle to Pete Fortunato, the godfather of creative and has forgotten more than they have learned) But Pace is a student of the game.  

Maybe the wax seal is cracked?

Spend the $150 on the toilet and the dollar on the wax ring and next time he calls you with a clogged toilet charge him.
