I did some postcards and yellow letters with them at the time but ran out of marketing budget so hung it up.

And it looked like there had been some damage caused by a small fire plus the entire room was completely dark yellow and black due to many years of cigarette smoke plus multiple cigarette burns in the  carpet. 

However, I am looking to scale up so I am curious to hear from all of you on what your best successes have been in terms of cost of acquisition, rates of return, etc. between acquiring properties from wholesalers vs. running your own yellow letter or similar marketing campaign.

Previously, there was carpet in the LR and DR and thin plan hardwood floors in the kitchen (yellow oak color).I am finishing putting vinyl plank flooring in the LR and DR and will be adding white baseboards and trim.
