The overwhelming trend is people are moving out of big metropolitan areas to medium or small metropolitan areas.

This is not to say a person can-not rent by the room else where, they key phrasing is "best operate".

I do not like the phrase,  "What I think " I may have some thoughts when it comes to things like potential rent income,  however,  I rely on data for everything and always tell potential customers,  "According to the data" in your opinion,  would something like that be what you are looking for when it comes to backing the numbers up?

I'm sure the phrase "I can have the handyman come over in 3 months to fix it" will soon be uttered by this moron. 

Try using your phrase on her: "my understanding..." and let's see if you can finish it ;)3.
