Whereas you would ordinarily indicate earnest money, down payment, financing and total purchase price... in an owner finance deal you would spell out the exact financing terms such as:Seller agrees to finance $x of the purchase price at y% interest over z years, secured by a first lien deed of trust.

For the same group that I mentioned earlier, there as just as many posts about bad RE Investors and Realtors asking for complex work for beer money type pay.It is all about vetting who you work with, on all sides and then spelling the terms out clearly in a contract that is a win/win and not slated one side or another.
