The bathroom floor is so soaked with urine that the entire subfloor needs to be pulled up and replaced, and a new floor laid down.The entire apartment is a mess, and full of old clothes and trash.It is obviously not in showable condition.So my question is this - since the verbal agreement we made was broken (not moving out the 15th, not providing pictures, and not leaving the place clean) do the terms of the original lease remain in effect?

They didn't see it for a few days and the brand new vanity soaked up some water and is delaminating.

I would suggest finding someone local that is doing commercial and picking their brain; try to be a sponge and soak up as much knowledge as you can.

Ultimately I would like to move into rehabbing and flipping houses full-time.I'm trying to soak up as much information as possible at the moment, and would love to connect with other investors in my area. 

HOA fees are known to soak up cash flow faster than water flows down a drain.As for what to do once you sell, you might like to look at my previous replies again?
