If it's an unnecessary request (e.g. she wants you to install shelves for her knick-knacks) then you choose to do it, let the tenant do it at her cost, or reject the request completely.

But we are pet friendly anyway so.... fine.The tenant let us know at 3am she was running the cleaning cycle on our oven.When she left she had taken all the shelving out of the freezer (??).

Or you could file a DBA (doing business as) form with county for ~$20 and then take that to your bank of choice and open up a business account.I stay away from the big banks as those tend to be laden with fees, especially with business accounts.
