While I don’t plan on flipping the house, I intend to use the property for short-term rentals (STR), and based on my research, it seems like it will perform well either as an STR or a long-term rental (LTR).Any ideas on how I can source the financing or recommendations for better lenders would be greatly appreciated!

With two rentals, you might consider QuickBooks Online Plus, which allows you to track income and expenses by class codes (ideal for separating each property’s income & expenses to assess profitability by property).

What documents do they require, what credit scores do they allow, how do they verify previous rental history, etc.?

In this case specifically, I think you would need to enter the rental estimate to calculate tge return right?

Playing around with my Excel spreadsheet and got to thinking about selling my rental property in the next few months vs waiting until it's paid off in Jun 2027. 

Had excellent success self-managing as an Airbnb in the winter months and switching to a mid-term rental the summer months.
