My favorite chart is always the historic inflation adjusted home prices.Here are some observations I made on another post...First, notice that every RE decline has needed less of an interest rate hike as a catalyst (1980/8%, 1990/2%, 2008/1%).

If you want students you have to be showing in Jan/Feb for the fall, at least that's what I observed.  

The lawyer they interviewed was a Texan, but I'm sure the principles apply the same here even if the nuances and technicalities differ.I will observe that many of the more extreme asset protection strategies described by the lawyer will not work if your buy and hold properties are financed using traditional mortgage financing.

Second observation is that I never get mailed twice.... let alone consistently over time.

As Joseph Catalano observes, some things can't be planned, but having a goal and understanding the steps to achieving that goal are fundamental to a successful career.

My observation is when the market crashes, the A areas has less trouble.

What I have observed about this type of investing is that you will have to orient your mindset to meet the tenants where they are.
