High Crime rate area?

Hello BP Community!

What are your thoughts on buying something in high crime areas?

There are some places around Newsburgh NY (one of the most dangerous cities) that can be have for very little. I don't want to leave there, but people there will need a place to live I assume, right?

I wanted to hear about what you think? is it worth it? section 8? don't even touch it?

This is actually a great question. I have debated with myself on this very thing. Most people say to run from high crime areas because they are problem areas. However, like you mentioned, people who live in these areas will alwats need a place to stay.

So, I have come to the conclusion that my real estate portfolio will have to include a section for cash flow properties. Especially in the beginning stages of my inveatment career. Properties in high crime areas aren't worth much so you can't buy them for the appreciation factor. Those properties will only be a cash cow. Nothing more.

I have made it a point to make sure that whenever i buy properties in high crime areas that I am still able to use them for leverage. Hope you are able to do the same.
