Im buying as cheap as i believe to be possible for such houses right now so im hoping that once home financing loosens to some extent, appreciation will follow. also as bank collapse property dissipates (has to run out at some point) values will rise i suspect, at least somewhat.

I don’t know any lenders would do loan with no income verification though :( If you are saying that you don't know any conventional lenders that would give you the very best rates and terms without doing a 2 yr income verification, or have a slightly loosen criteria, then you are correct.

Mortgage lending has errored more liberal of late, in response to significantly reduced refinance demand (one way to make up for a loss of business in Category A is to loosen guidelines in Category B -- if less people want to buy rice, then increase your pasta offerings in your grocery store, to grow your pasta business, to make up for the decline of rice sales).
