Should I Give in to Section 8?
I recently closed on a property in Hueytown (a suburb outside of Birmingham). The management company has been looking for a tenant for 2 months now but has not been able to fill it. I told them we did not want sec 8. We have been getting a lot of sec 8 traffic but have not found a qualified non sec 8 tenant yet. We got close but nothing has worked out yet. Rent is at or below FMV ($825) and it's in an area with a high owner occupancy rate. I really don't want a sec 8 tenant due to the stories I've heard and additional inspections but I'm starting to worry. At what point should I give in and take sec 8?

I would trust your PM. Section 8 is good, stable government paid rent.
