In the core Bay Area (most of SJ, peninsula, east bay up to Berkeley etc) the market is exactly as @Bob Bowling describes over a 10 year horizon.

However the time horizon with this strategy will take too long.  

Deciding whether to retain a property with significant equity but no positive cash flow in a market like Houston, known for long-term appreciation, involves considering factors such as the market's growth potential, the extent of cash flow deficit, tax benefits, equity leverage opportunities, your investment horizon, market conditions, and your overall financial objectives and risk tolerance.

If you're a true investor(look at 7yr+ horizon), hang tight.

Based on the facts I see, I just don't anticipate a massive deluge of foreclosures on the horizon, specifically not in Wake county.

Margins seem pretty great from what I've been able to surmise, and plan to pick up another home within the next year.Having said that, I joined BP to broaden my horizon and hopefully get some more valuable knowledge and insight along the way, so that I too can be of reputable service to others in the future.
