I currently use the security deposit replacement and rental damage protection product from Waivo, which I accessed through my Furnished Finder dashboard for my mid-term rental (MTR).

From what I have heard, primarily through these forums, it can be tough to do just about anything yourself. 

For southern states, you might want to look at smaller markets in Alabama, Mississippi, or parts of Tennessee and Arkansas where properties are still affordable and cash flow potential exists.

We love investing into properties that we can hold long term and we have been fortunate enough to have great tenants through our intense vetting process that stay with us for long periods of time.

I think that the cash flow you are generating from these properties is outstanding. 

I took the course last October... got swamped in my currently real estate business... went through a 90 day "challenge" course with RAL academy....

Hi does anyone have experience with providing direct STR stays (so not through Airbnb or VRBO) and charging, collecting, and remitting the local Chicago hotel tax?
