Not that serious @Andrew Wong, I just did some consulting for a person last summer season that owns 4 condos in the village area of la Jolla, let me tell you what we found out, Village property rents easy specially anything with walking distance, I simple Vacation Rental Sign in the building got us a lot of bookings, VRBO,AIRBNB work well with properties under $400 per night, if your property is over that maybe you want to try reaching out to other websites like Luxury Retreats.com and others, any questions feel free to reach out.

I worked in Fairway and owned a home in Prairie Village.

This is a little hillbilly village outside of a bigger hillbilly village in the central valley where everything was built without codes, with bars over the windows, and graffiti for curb appeal.

if you see a house about to be rehabbed, chances are that investor does repetitive moves and has a regular team.go in the house and get the contractor name and contact info (just be sure the flipper is not there) and/or write down the name of the licensed guys listed on the permits. call the village & ask for their contact info or just googled it.if the permit is a GC or construction company, don't even bother - they just farm it out or have employees.
