I'm pretty dang sure that people throw furniture and wheel barrows in front of clear health and safety issues, before the appraiser shows up, on a routine basis.2.

I read a couple of really good thread on this topic but can't find them now...Sorry starting a new thread here just so we can continue the discussion..In the last 2-3 months of looking at MF, I noticed that MF listings ROUTINELY overstate the rent by 20% in addition to showing no vacancy/eviction/turn over etc....

Good afternoon, I would like to see if anyone has some great advice on daily routines, habits, organizational structure, etc.

I admit I did the whole walk into HR Block routine and I know I didn't make money on that deal.

I plan to only live about 2-5 miles away from the home (it's a small town) so I could still stop by to do routine maintenance and/or yard work and just check on things in general. 

I use Rentec Direct, it's a full web based solution which I do access routinely from my phone.
