Wholesalers Packet for a Seller

Hey BP Community, I want to say thank you to everyone here, for I have learned so many life lessons and still so much to learn. I put money out for some education, but this is always my main source of information. The Podcasts are incredible and it's apart of my running routine. With that said, I am structuring a Wholesaling Packet for the Seller to help them better understand my cash offer. Does anyone have experience with this, and if so, what would you suggest I include in it. So far I have added Comps, repair cost (things they don't have to pay for to sell), and the benefits of selling for cash. I feel like I may be missing something and would love any feedback. I scrolled through the forums here already and didn't find much....
