Install flooring that looks nice but is durable.

Super durable product that looks great.

If we put $8,000 into updating the inside of that unit when they moved out and could raise the rent $200 a month perhaps, we would almost make that back in 3 years and have a nicer unit with more durable materials. 

Inflation/hyper inflation happens in asset classes that a majority of people use: food, fuel, durable goods, commodities2.

It is a somewhat new product, 15 or 20 years, but it looks very durable, like flexible pvc.

I have read that ceramic tile is the most durable option, It can last up to 75 years.

We focused on building Energy Efficient & Sustainable Developments which reduced environmental impact, used high-quality durable materials, and included energy efficiency improvements. 

@Matt Davis if the cabinets work, are reasonably durable, and have a decent configuration, I don’t see any reason not to paint them and add new hardware and a new top.

The wood boards add character, with paint you can choose any color you want, and if the boards are in good shape, paint is surprisingly durable, especially if kept up with some light maintenance every few years.

LVP and tile are the two best methods in my opinion, both are very durable and that's key.
