Perhaps I am biased because I live this way, but after reading countless articles/forums and discussing with OOS investors, I am fairly confident the numbers are better than Long Island, NJ and other areas of NY (listed properties). 

Besides catering to Tech students, you have Covenant Health Care in the neighborhood, along with countless doctors offices.

at worst you will ruin your credit and spend countless nights agonizing over missed payments, bills or whatever.When you are negotiating a deal or working with a bank, or tittle company they aren't worried about your feelings. its yes or no put up or give up.

I bought into Preston Ely, Than Merrill ($4k), ************* ($4k), and countless books full of fluff.

If you locate the right firm, you can obtain countless leads monthly for what you would pay for a newspaper ad or purchasing a handful of leads.
