So its really cool big parking lot recently seal coated..  3% annual lease raises  they pay taxs insurance and landscape etc etc..

There's a lot of cool stuff going on here in Middle Georgia!

I live in columbus and miami about half the year both. economic activity in miami is like 20x what columbus is. net migrations by number of people are waaaaaayyyy more in miami. columbus has 10 out of the 14 growing counties in ohio. it's not just one county or city, it's the entire MSA. cool chart but definitely would never put Detroit in the same category as either.

I am trying to get a 5% down first home buyer conventional on a fourplex for my daughter to househack and lender I spoke with says that we need to calculate the debt for all the other properties I own and pay from businesses into DTI.Is it true?

If you can get a long term commitment, cool, otherwise be cautious.

After posting I saw in your profile you are a software engineer.....What would be REALLY cool...If you could develop an easy to use Gantt chart software (Think Microsoft Project, but WAY easier to use) that was designed specifically for Real Estate reno / BRRRR.
