Biggest thing to me to have in a contract is a severability (however it’s spelled) which states that if anything in this contract is deemed illegal, the remaining clauses of said contract still apply.This doesn’t warrant putting whatever you want in there, I’d at least try to have a standing contract, but with this clause, it really saves you on litigation if there’s some iffy parts of your contract.

I have been doing my due diligence on trying to gather information or a list of litigation action on properties I feel this could be another way to contact owners of property and secure a discounted deal of course doing my part on finding out what action was filed before trying to go into a contract!

In 2015 the person that won the bid during the tax sale performed a quitclaim to release his interest back to the original owner.Between 2008 and 2015 the person that won the tax sale bid had a civil judgment and a tax lien filed against him.

Lastly what you will see is that civilization has come out to these places when you drive by and see some desert rat in his or her Mobile home stuck in the middle of no where that 95% of the time is on one of these old platted lots.. some areas Like some of the Lake co California areas town actually grew to them sewer and water and paved streets put in and houses builtBut for instance above Lucerne there are 7 thousand platted lots and I think 3 homes.. lots are 5 to 7k sq feet.. it was uncanny how they surveyed and platted them way back when .. this terrain is quite step but the road follow correct grades although some lots even with today techniques would be near impossible to build on..

There is essentially two types of investor to be included in the partnership: 1) member with very little assets to protect with a substantial amount of savings in retirement accounts, and 2) member with retirement accounts but also a substantial amount of money in a regular investment account.My questions are: 1) How does the Louisiana laws protect retirement assets and personal home in case of litigation

Also, I don't think any of the houses in Pearland flooded despite its proximity to neighborhoods that did (like Friendswood) so I think that speaks volumes about the civil engineering in the area.Hope that helps!

Your civil engineer should be able to tell you why there is a problem.The city doesnt give you water , you pay to have the water lines run to your property .
