I had a new tenant just moving in last week and has already broken the HOA rules (brining guests onto the sundeck, smoking, bringing glassware, cigarette damage) according to a letter from the association manager, no pictures were taken, just a list of violations. 

The prospective tenants that inquire through there are a hot mess. 98% of them don't read the ad...they simply see the beds/baths, price per month and they click on a link so if you don't want smokers/animals/pets...you will spend 90% of your time telling them what is already in the ad.CL is certainly better.Also google websites that cater to traveling nurses, etc.Good luck

Funny thing is though that I caught them with huge ash buckets in the garage multiple times and saw some cigarette butts on their drawers in the bedroom so I'm pretty sure they were smoking in the house and they were on their final written warning before I evicted them.

People are dumb in what they post I’ve seen drug use smokers saying they don’t smoke with pictures of it in the house and seen series of posts that make me wonder if they are even stable.

Also, the tenant was a smoker for 15 years so I want to focus on removing the smell before brining new items into the house (any tips on this is appreciated).Maybe I'm biting off more than I can chew, but I would like to accomplish as much as possible on my own in the first 8 weeks.Thank you in advance for any feedback. 

My wife and I bought a house-hack multi family and inherited a tenant who smokes cigarettes.

Much like cigarette odor.

This guy has money to drink beer, smoke cigarettes, and watch his flat screen TV, but he doesn't have the time or respect for his neighbors to pick up his own trash?

I am also frustrated that I am restricted from using words such as "no more than," 'landlord," "employed," and "non-smoker" when I create my listing.
