I have been brainstorming what I want my purchase criteria to be now that I have just gotten my first flip under-contract, but I can’t help but feel that I’m missing opportunities or ideas for how to distinguish my criteria.

Me and my brother have been brain storming on how to handle this house and came up with two options.

Brainstorming ways to stand out while still offerring value to others--what about building a BRRR business model around buying homes through a Sale-Leaseback agreement?

I would like to have someone local to the area I invest in to keep the contractors in line and verify work, etc, but also be able to brainstorm ideas and learn from as well. 

First, come up with a list of cities, which you can brainstorm yourself, or get some input from seeing where other people are investing on here.Second, look up the data and get a good idea of the crime rates, the schooling, the insurance rates, tax rates, price to rent ratios.

I was brainstorming to have my first property out-of-state because it's impossible for a college grad to buy a house in the Silicon Valley right now.
