How should I sell my mother home?

Hello, I’ve been trying to figure out how should I go about dealing with my mothers house. We live in the house still and it’s located in Merrillville, Indiana. We are looking to move out of the house with her going to Atlanta and me still looking at places. She needs 30k out of the deal in order to move to ATL. Me and my brother have been brain storming on how to handle this house and came up with two options. Wholesaling the property since I want to get started in real estate through wholesaling and this would be a great opportunity to learn or me taking over the mortgage living in the house, fixing it up, renting out the other rooms, and me learning wholesaling at home while paying her the 30k. How does that sound and are there any other options I can explore?

Sell it Subject To, or Owner Finance it, or depending on your state rules Contract for Deed / rent to own
