I get the general idea of why a cash offer is better, it's quicker, more secure, probably won't fall through in escrow, can display POF.But other than that, if you are underwritten and already approved for a loan amount, what's the huge difference if the seller still is going to get the same amount of money in the end, say $2M from a cash offer versus $2M from a person borrowing.

The tenant never knew this was the case, but it was clearly an instruction to me that alternative actions would be required should the tenant(s) begin to display problematic behavior.On more than one occasion those particular subtenants asked "what happens if I just walk away" and my response was always "remember, you signed a personal guarantee" never adding anything more and then changing the subject.Thankfully, I never had to engage a significant default with those that evolved into problem tenants (other than really late rents) and was able to resolve any issues through continuous communication with the tenant.

We realize that house hacking is a good way to get started, but have struggled with leaving downtown as we like it so much.Due to a series of related events, we decided to that we should at least look at areas we like to frequent (Ohio City, Tremont and Detroit Shoreway)(these are neighborhoods the border downtown Cleveland for those not familiar.
