I recommend working with an investor-friendly agent who focuses on cold-outreach methods like cold-calling, cold-texting, etc to bring you off-market deals.

A couple of ways you could get started are cold calling, sending postcards, driving for dollars, and just getting out and talking to people when you see a home that looks like it could be a deal.

There’s nothing worse than a cold shower and I would move faster than anything if I was repeatedly having cold showers when my lease was up.

Are you not cold calling or mailing? 

This left a slightly bitter taste in my mouth, but I'm not sure if I approached it in the wrong way. 

I say all of this because of course you can always buy a list and start cold calling one by one, but making a real lasting connection with someone is far more valuable when real estate is about longevity.

You can try and generate leads of your own if you'd like, through means of cold calling, direct mail, cold contact, etc., which could land you an off-market deal.

I don't really like the cold so it may not be soon.

Hey GuysI just wanted to say I started wholesaling two weeks ago and after tons of cold calling , I officially have contracts but the one question remain how do I find buyers in Georgia. 

My suggestion would be to pick one strategy because they all work over time (direct mail, PPC, driving for dollars, cold calling, texting, billboards, radio), and don't stop that until you have consistent deal flow.Also, I highly suggest finding someone who is already wholesaling and get on their team!
