Thanks for lookingTo start I personally have ten years in the construction industry, so my initial plan is to do all the rehabbing in house buy purchasing REO and flipping them with my own laborers, now obviously I would need to speak to a CPA to see how I could structure something like this, weather I keep my GC business and pay out my business as a GC or keep it all together under the flipping side of the business.After I have weathered the battle of flipping several REO and have built substantial working capitol, id like to move into the buy and hold side of the business, continuing to purchase depressed properties and flip to rent.

Hey BPthis guys posts are all over the placeone post stated his client had the money from inheritance, not him.he is looking for RE agents,  loan agents,   partners, etc.when I see starting topics like his,  smells like dead fish to me,   I run away from his deals.proceed with caution with this new BP member.go get a team or mentor to help you local where you live,   you throw out bait,  I smelled it,   look like court house drama to me.

However, I am still willing to battle it in cases where 1) my insurance is risk 2) It is a hardship on my other tenants and may be willing to battle it for violation of lease (depends on the tenant and the situation).

If you have copper thefts in the area or appliances thefts, you might could convince the police it is burglary, but that's going to be a tougher battle to fight.
