I recognize that there are going to be sub-to that were owner financed at high LTV (>=95%) that barely appreciated, but it is likely below 0.1% of listings and the odds of it being an optimal investment purchase make the odds even longer.I would look at sub-to as potentially a way to get way below current rate loan and not as a low down option.  

As a dedicated BiggerPockets member and an active participant in various real estate ventures, I was merely seeking to gather the necessary information to explore a potential new business opportunity.

Because of material participation I can deduct that $350k vs other income.Using combined federal and state tax rate of 40% x $350k = $140k in immediate tax savings.

That, in addition to experienced investor advising others to treat certain tenants like animals has just made me not so motivated to participate like I used to.

I self manage, have material participation status and file on a schedule C.

Invested $170k since 2021 and total return of barely over $5k, which includes $2700 left from the first property they sold end of 2023(orig investment of 25K). 

Last year I barely made any money after all expenses were paid.

Barely put up containment areas up and they were not sealed.
