Just have to chime in here and add my $.02I agree 100% with @David Dey, Jacksonville is almost a market you have to live in for a year to find the "safe" places to invest - one side of the street is okay, but on the other side of the pavement - look out!

Next time you drive down the street, look for the recently rehabed or new construction properties and you can always see the replaced strip of asphalt going out from the property line at the street to wherever the city water main is.

Without a ton of capital or credit, you're going to be stuck pounding the pavement trying to pickup deals that others aren't aware of.
