The rodents are are territorial and are leaving their odors of familiarity and do return.They put in a sonic anti rodent contoler in the engine, sprayed strong mint, chili spray, mothballs, set traps To no avail.A landlords lackadaisical attitude can cost you a good tenant with lots of repairs and damage.

The rent is quite a bit below market and purchasing the property only makes sense if I can raise the rent.I know NJ has some strong anti-eviction laws... even with a month-to-month lease it seems like you can't just kick someone out at the end of the month, but have to renew.
