Here's another academic article out of Stanford (just read the abstract and conclusion since this is quite long, I've read many shorter explanations but this coming out of Stanford is most credible) explaining this shortage in dollars in more detail.

Recession is a given at this point, and there are no voices claiming otherwise.Some will get into trouble with properties like happen with all recessions and I, along with unlimited capital institutional organizations will be there to buy VALUE!

All of you are much appreciated for your leadership and voices in this industry!  

There's little to no money involved (though I recommend getting a second number through something like Google Voice or GoDaddy Smartline - there are others) but you have to be willing to make call after call after call after call and being harshly rejected (to say the least) on many of those calls.Door knocking is even cheaper, except that maybe you're doing more driving. 

Probably a voice conversation would be better so they can tell you're not "upset" .

For me, in a very concentrated university environment, extended stay rental for academics is also in very short supply so that is even an easier switch.
