North Carolina in the research triangle area is booming and I would also add Florida in the Orlando and Tampa areas.Good luck

DFW is booming (which doesn't always make it the easiest for investors).

Larger Industrial property is a fairly hot area right now due to the e-commerce boom so you might find a bank that's interested. 

This means around the 1st of the year there is a temporary boom of unqualified renters entering the market and to make matters worse the temperature normally drops tremendously which increases the danger of frozen pipes or high utility bills (choose one or the other) insurance agents tend to frown upon vacancies... 

We live in Las Vegas, which has started to really boom in the last few years, and are finding it hard to find a property under 100k to rehab.

The thing with NZ is that most small or rural areas only boom every second or third cycle.

@Kevin Grinstead I've heard that Tennessee market is booming, I was able to visit 2 times last year and saw that there was a lot of new construction buildings, homes, plazas, and office happening, which is a good sign indeed.

Also, the city directly North of me where I grew up- McDonough, is booming.

At that point, the metal scrap/recycler is sure that there is no hazard from a high pressure cylinder going "boom!".
