Ring the door bell... knock.

I always recommend that Baton Rouge area investors join "The RING" (Real Estate Investors Network Group) found on meetup.com to get to know lots of active investors in the BR market and learn a little bit in the process. 

I recently sold a condo there and my phone is still ringing a month later.  

You must have purpose and by that I mean: magically your phone will not ring unless you market to owners about your business.

It is a numbers game and you need to get the phone to ring to find the truly motivated seller.  

That said, do you out of courtesy give the tenant a heads up and set an appointment on a specific day, at a specific time and request that the tenant (or at least somebody over the age of eighteen whose name is on the lease) be there in person during the "Maintenance Check",ORdo you just show up unannounced, knock on the door/ring the bell loud enough to be heard and let the tenant let you in and then proceed with the "Maintenance Check",ORshow up unannounced, knock on the door/ring the bell loud enough to be heard and if nobody is home, or nobody answers, let yourself in, announce yourself loudly once inside and once confirmed that nobody is home proceed with the "Maintenance Check"?

The reason is you could immediately fall out of business and they have wasted those dollars versus a national tenant they can count on for the full primary lease term.Have you looked within a 2 mile ring radius to see how many other bakeries there are??

I have four big janitor style key rings and have a couple keys to each apartment in case I have to give one to a contractor who is working on an apartment.

Hopefully my phone will ring any day now but I don't make enough at my 9-5 to really market how I want to. 

The later we noticed in ours & as a faint dark ring in the toilet bowls.We were advised to use shock chlorination to eliminate the bacteria & it worked but I was ready to replace the unit.
