How Does Negotiation Work?

Hey guys! I hope you can help me out. I don't have a good handle on how to negotiate down the price. Let's say I do a direct mail campaign with the following parameters:

  • Absentee owner
  • Owned for a minimum of 15 years
  • 40-100 percent of equity
  • minimum equity of 30k
  • single family
  • 3-5 bedrooms
  • no trust, LLC or corp owned

Let's say, for ease of discussion, the property is really worth $100,000 retail. How do I go about convincing the seller to sell the property to me at a much lower price?
