Advice for beginners near Indianapolis!
I am sure this has been covered but I have noticed something that should be said again. If you are new to real estate investing then you are probably unsure of what to do first. By reading this you are building up your knowledge base and that is EVERYTHING! Next, as a beginner myself I was starting to get leads and I got REALLY scares! I reached out to someone who was willing to take the time to work with me and "show me around." Then I saved up a few dollars and bought an absentee owner list. Two months later I am still not getting many big leads but I continue my plan by continuing to send letters. I have seen people who are new attempting to use craigslist for marketing and while they might get lucky from time to time it will NOT always work. I have been doing craigslist and have 1 deal since I started in Jan 2014. It is now Sept 2014. Maybe you will have better results but listen to suggestion. Start listening to the free podcasts and know what works for others and do what they do. If you really want to succeed then you have pace yourself financially in marketing and budget for 6 months. I just want others to know this is a MARATHON not a sprint. If you think you can get rich in 6 months or a year then you may be disappointed. Reach out, network, offer people you know who are doing well in real estate and work for them! Ask them what can I do to really learn this thing. If you are broke then keep reading and keep listening to podcasts. Save your money! Then when you are ready to pull the trigger on a marketing campaign you will have the resources in place to succeed. We all have what it takes but do we have the endurance to really see things through even if we aren't getting a single deal? You must have purpose and by that I mean: magically your phone will not ring unless you market to owners about your business. Start with every single person you know and get some business cards and send each one of those people a letter and a business card. That's a start and you will be surprised how things might take off! Read, read, read. I suggest if you are really serious getting a Brokers license. It really is only about $700 and that is cheap compared to a college education in say business. While I am working on my business degree becoming an agent is absolutely priceless and the knowledge I have gained in huge! You CAN do this! The question is, how bad do you want it?
